How it started
Lucas Gerimaia started LG Property Maintenance in 2023 with a pressure washer and a ladder, washing siding, decks and driveways and cleaning windows for homeowners. Once the spring and fall schedules filled up, he added core aeration and lawn work.
Working on homes every day means talking with the people who own them. Some of those conversations were about houses that had become a burden: a parent's place sitting empty, a rental that was more work than it was worth, repairs nobody had the money or time for. Buying those houses directly, with a fair price and no hassle for the owner, was the natural next step.
We still run it like a service business. We show up when we say we will, we walk the whole property with you, and we explain how we got to our number. Our name is on the truck and our reputation follows us, so treating people right isn't optional.
What we know about older houses
A lot of the houses we see are decades old, and they come with the problems that age and hard winters bring. None of them stop us from buying:
- Old heating systems and buried or basement oil tanks
- Knob-and-tube wiring, lead paint and other things buyers' inspectors flag in older homes
- Wet basements, ice-dam damage and pipes that froze in a vacant house
- Two- and three-family houses with tenants still living in them
- Estates waiting on the probate court before the house can be sold

- Most of the time we buy the house ourselves. Sometimes we assign the contract to a partner buyer we work with. You will know which, in writing, before you sign.
